Frequently Asked Questions

king county real estate inspection, pierce county real estate inspection, snohomish county real estate inspection, kitsap county real estate inspection

Q: How do I choose a Home Inspector?
A:
In the State of Washington home inspectors are licensed through the Department of Licensing. That is the place to start. See the next question for more advice.

Q: What qualifications or credentials should a home inspector offer?
A:
After being state licensed the very best qualification and credential your home inspector should have is belonging to ASHI (The American Society of Home Inspectors). ASHI has the most recognized Standards of Practice in the inspection industry and Move Smart inspectors always meet or exceed those standards. It is also important to find out what school your home inspector attended. All of our inspectors attended one of the top home inspector schools in the country. This is the oldest and largest school in the nation for home inspectors. Our inspectors are also state licensed Structural Pest Inspectors through the Department of Agriculture.

Q: What will the inspection cover?
A:
A thorough Inspection covers everything from roof to the foundation.

Items that are included in the Inspection are as follows:
  • Attic
  • Insulation
  • Ventilation
  • Roof & Flashings
  • Gutters
  • Basement
  • Crawlspace
  • Foundation
  • Grading
  • Retaining Walls
  • Siding & Trim
  • Driveways & Walks
  • Ceilings
  • Floors
  • Walls
  • Doors & Windows
  • Chimney
  • Fireplace
  • Major Appliances
  • Electrical System
  • Water Heater
  • Plumbing System
  • Air Conditioning
  • Heating

Q: How long will the Inspection take?
A:
Most Inspections take about three to four hours. These times may vary depending on the size, age & condition of the home.

Q: Should I be present during the Inspection?
A:
It is very beneficial for you the buyer to be present during the home inspection. This can be a learning experience for you and gives you the opportunity to ask any questions you need answered on site.

Q: Why use our Services?
A:
We have listed our credentials above—double state licensed inspectors who graduate from top schools and carry insurance.

Also, we schedule appointments 7 days a week and on short notice. All of our reports are both typed and printed on site so that you don't have to wait for your report. We can also email, fax or mail you the report after the inspection.

We provide all of our clients with FREE Annual Maintenance Guide. We also accept VISA and MASTERCARD and can do ESCROW BILLING. We know that our role is to be an independent third party that educates our clients

Q: Why can't I have someone in my family who is very handy or a contractor, inspect my new home?
A:
This is the biggest mistake many potential new homeowners make when purchasing a home. Doing a home inspection without a state license is illegal in Washington State. Furthermore, although the person you are considering may be very skilled, they are not trained or experienced at professional home inspections. Professional home inspection is a unique skill like no other. Professional inspectors get what we call an inspector's instinct for problems. That instinct takes extensive training and lots of experience doing inspections to develop. Many contractors, and other trades professionals hire a professional home inspector to inspect their homes when they make a purchase.

Q: What if I have questions after the inspection?
A:
You can call us and discuss all the aspects of your new home whenever you like. Our service is a long-term investment.

We provide home, pest, and ancillary inspection services throughout King, Pierce, Snohomish, Kitsap and adjoining counties.
